Market Trend – October 2015
The SFR median sale price in the segregated Central Oregon markets continues to inch up.
In Bend, the SFR median price bumped up slightly in September from $345k in August while the number of sales slightly declined. The median days on market appears to have an upward trend and was near three months in September, up from two months in May and June of 2015. New SFR building permits increased significantly, 89 permits, in September.
Redmond SFR median sale price increased in September, but at a slower rate than the median sale price in Bend. In September 2014, the SFR median sale price in Redmond was $210,000 and dipped in October as the market entered into the fall season. The number of sales in Redmond has been in the upper 80’s to low 90’s over the past several months.
The quarterly numbers are included for the identified smaller market areas. In each of the areas, the inventory levels had declined slightly, SFR median prices increased, and the number of sales increased.
