The July 2019 Beacon Report includes the quarterly figures for the smaller Central Oregon areas.  Inventory has ticked up slightly in most areas. The June 2019 median SFR sale price ($445k) in Bend is near the June 2018 $449k median sale price.  Redmond has been experiencing a steady increase in median sale price over the prior three months.A link to the most recent Beacon Report is below.I am grateful for the freedom and liberty we have in the US.  Thank you to those who serve and have made sacrifices in order to protect our way of life. 2019 appears to be off to a good start for the Central Oregon SFR market.  SFR inventory levels are low in all the areas included in the Beacon report. The Bend SFR market experienced an increase in median sale price and number of sales last month when compared to February 2019. Redmond SFR market also shows an increase in sales and the median sale price is slightly lower than in February 2019. Inventory levels of SFR properties in Central Oregon remained low in February.  The median  sale price in Bend has returned to near $430,000, while the median sale price in Redmond hit a high of $314,000, 10% higher than in February 2018.    The link to the recent Beacon Report is below.  In addition to the March Beacon Report, there is a graph of the SFR median sale prices in Deschutes, Crook, and Jefferson Counties from 2000-2018. Merry Christmas The link to the most recent Beacon Report is provided below.The Bend SFR median sale price was nearly unchanged in November when compared to October.  There was a significant decline in the number of sales that looks to be typical for this time of year.  In November, most sales were in the $350k to $400k price range and most listings were in the $400k to $450k price range. Redmond SFR median sale price of $305k is more in line with the overall trend in 2018 after a slight drop in October.  Like the Bend SFR sales data shows, Redmond shows a decline in the number of sales in November.  Most sales in November were in the $250k to $300k price range and most listings were in the $300k to $350k price range. From all of us [... read more]

It is Fall and the Central Oregon SFR market is cooling. The SFR median sale in Bend has declined slightly over the past three months, but is slightly higher than the median sale price in September of 2017, $418k.  Inventory is low at just under a three month supply.  Redmond SFR prices have steadily increased through 2018 thus far.  Inventory in Redmond is low at around 3 months (just over three months) and the number of building permits issued for new SFR detached dwellings had fallen significantly in September. The quarterly figures show that the smaller SFR markets in Central Oregon have also experienced an increase in price trends over the past year.Have a great day!
